Apartments 60–120 days · villas 120–240 · commercial 30–90, counted from the day we take possession of the unit.

The line-item schedule names every material, its brand and its size. Any substitution needs your approval in writing.

Before you decide
Five questions people ask before signing.
Who are we not right for?
- Anyone shopping on price alone, with no regard for materials or warranty.
- Small partial jobs — painting one room, changing a door.
- Anyone who wants to start building without an agreed, signed-off design.
We say this plainly to save your time and ours.
Does the price go up during the build?
No. The price is tied to a signed line-item schedule. Any increase has to come from a change you request, documented as a written variation order, priced and agreed before the work starts. Nothing "comes up" after signing.
What if I don't like the design?
The design stage includes two free rounds of revisions before sign-off. We do not start building until you have signed the drawings and the final render.
What if you miss the deadline?
The handover date is in the contract, and so is a late penalty at a named rate. [PENALTY RATE] The only exception is delay caused by changes you request or by late payments.
Are the materials really the ones we agreed?
Every material is in the schedule by brand, model and size. You get a weekly photo report, and you inspect before the final payment. If something differs, you do not release the last 10%.
Why pay a firm instead of a contractor?
With a contractor you are the one coordinating the carpenter, the plumber and the electrician, and you carry the cost of every mistake. Here there is one contract, one supervising engineer, and one party answerable to you — and the price difference comes back in waste you never pay for.

Do you charge for the site visit and estimate?
The first visit and the initial estimate are free within our service areas. The detailed line-item quote follows the visit and reaches you in writing.
Which areas do you work in?
The whole of Cairo and Giza, plus Mansoura and the towns around it. Outside those areas, we assess case by case.
What does turnkey finishing include?
Everything from bare shell to move-in: plaster, flooring, paint, gypsum, electrics, plumbing, doors and windows, kitchen and bathrooms. Loose furniture and appliances are optional and priced separately.
How does the quote builder work?
You pick the unit type, the area and the level, and the button opens WhatsApp with your selections already written in. We come back with a detailed quote — not an estimate generated on a web page.
Can I see your work in person?
Yes. If we have a project under way or recently handed over near you, we arrange a visit once the owner agrees.
Do you only build modern, or neo-classic too?
Both. Modern, minimal and neo-classic — and we help you pick what suits the unit's proportions and natural light.
What if the unit is already finished and needs a partial renovation?
We take on full renovations of finished units. Small partial work is outside our scope.
